Model designs and specifications are for reference only and are subject to change without notice.
Model Cutsheets show certain exterior/interior finishes and roofing types only as a reference. Final specifications as to exterior and interior finishes, flooring, roofing, fixtures, etc. are to be defined by the Client and shall be adjusted in the permit set as required prior to finalization of the permit set.
Model designs are available in all four KRATOS™ wall system configurations (i.e. X4, X4+, MX7 and MX7+), and are typically engineered for 170MPH, Category II, Exposure C. Final design criteria shall be determined by the Structural Engineer based on the jobsite location, soil conditions and other parameters.
All base permit sets include Architectural, MEP and structural sheets based on the IBC/FBC (International & Florida Building Codes). Building code compliance may be required and adjustments made per state or local city/county building requirements, which is the responsibility of the Client. Permit sets also include floor/roof truss engineering documentation, supporting approval documents and construction plan sets.
Changes to the models are possible, however there typically will be an extended time delay and cost for the revisions, which can take up to 3 to 4 months to develop a new permit set, depending on the type and extensiveness of the modifications.
Models are designed with standard slab on grade (SOG) type foundations. Other foundation types such as stem walls, basements, and elevated slabs are also available. FEMA flood zones and soil conditions of the jobsite must be analyzed to determine if any changes are required to the structural engineering of the foundation.
Models can be mirrored/flipped with no additional charge or delay.
Many US states, Caribbean Islands, and other countries require permit-ready plans to be signed and stamped by an Architect and/or Structural Engineer, as Architect/Engineer of Record (AOR/EOR). We can provide this service in select US states for an additional fee, or you can use your own Architect and/or Engineer.
Geotechnical Analysis, Surveys, Site Plans, Topographical, Wetland, and other land development related services are typically required as part of the overall building permit process. These services and documents are not part of the scope of our permit sets and should be sourced and contract by the Client local to the jobsite.
A signed contract and initial contract down payment is required prior to beginning any work on the permit set or fabrication of the structure.
Model plans and permit sets are not for sale independently, as they have been developed specifically using the KRATOS™ wall system as energy efficient green structures.
Formal Quotations with full scope of work, fabrication and components of the shell structure, services, delivery, pricing, payment conditions, limitation, etc. shall be determined and provided once all information is provided by the Client. Lead times on quotes vary, and initial deposits may be applicable.
